Emergency Protocols

When an emergency comes up it’s hard to think straight. But if you are well versed on standard protocols for any urgent, unexpected, or unusually dangerous situation you will have the peace of mind that help is coming quickly.

First off- don’t panic. Take time to think about the situation you are in and breathe. Assess your options and resources. Do you have your phone nearby to call someone? Is there anyone nearby that could help you? Is the situation one where you need to leave your location immediately?

Any immediate risk to your health, life, property, or environment and requires immediate action from us can be addressed with the following options listed below. As a landlord to a variety of tenants, we have set up certain protocols to help streamline response times.

If you have a safety emergency- call 911 for immediate assistance. Threatening behavior from someone else, injury, fire, theft or property damage all are high level emergencies that may require police response. Once you have gotten a hold of the police you can call our emergency extension (206-933-1950 extension 1) if we need to be present, or you can update us with your police report number for us to just know about the situation if it isn’t something we can assist with.

If you smell a gas leak inside or outside call 911 immediately and clear the area of yourself and anyone else who is present to an exterior well ventilated area. You can also call Puget Sound Energy directly at 1-888-225-5773 to report the leak. Please let us know about these kinds of emergencies by calling our emergency extension (206-933-1950 extension 1).

If you are not in crisis and your emergency involves the property you rent from us, please contact our emergency extension (206-933-1950 extension 1). We have someone 24/7 to answer from our office. Water in places it shouldn’t be, sewer backups, electrical outages*, lockouts, and other immediate repairs can be requested at all hours. If you have a maintenance request that is not urgent please use your tenant portal to submit a maintenance request instead. (*in cases of neighborhood wide outages please contact Seattle City Light at 206-684-3000 to inquire about power updates.)

Be prepared for emergencies as well by making sure your renter’s insurance is up to date, your emergency contacts are on file with us, and you have our emergency number saved in your phone.
